Often these appliances need regular maintenance to prolong its life and ensure it is safe to use. Carbon monoxide is a real and deadly threat, we always urge our customers to have their gas or oil appliance checked and serviced regularly. We can also offer guidance to select a new gas or oil appliance and then install and maintain it.
Gas boilers are the most commonly used fuel source in the UK. However, nearly 3.6m households all around the UK have no relation with gas lines. This means they need to find off-grid alternatives to natural gas. More often than not, oil boilers are installed where there is no access to gas. Although, there has been an increase in the use of LPG boilers as an alternative which is probably because they are more environmentally friendly! So if you want to reduce your carbon footprint, LPG is the way to go.
WHAT IS THE DIFFERENCE BETWEEN OIL AND LPG?
LPG and Oil are liquid fossil fuels that can be stored in a tank in your garden. They’re delivered to your property by a supplier and stored in an external tank. Your boiler burns these fuels to create heating and hot water for your home.
The main reason a home would use Oil or LPG fuel is because it’s not connected to the national grid.
Generally, heating oil tends to be cheaper than LPG, however you can use LPG for your oven and hob whereas oil fuel is only really used for the boiler. It’s essential to use a reputable company for your fuel supply to ensure reliability and to minimise the chance of being stuck with no heating or hot water – especially in winter months.
There are 2 types of LPG: butane and propane. Butane is usually used in indoor heating systems as it has a higher boiling point.
LEGAL REQUIREMENTS
- Only Gas Safe or Oftec registered engineers can work on gas or oil appliances, this is especially important for installations.
- If you are a Landlord all gas appliances need to be tested and listed in order to complete a Landlords certificate- this is mandatory.
Although not strictly a legal requirement as yet, you must get your gas or oil appliance serviced regularly by a Gas Safe or Oftec registered engineer. With the introduction of the Home Buyers pack you need to show that you are doing the appropriate maintenance to your gas or oil appliances, this will prove vital if you try to sell your house at a later date.
A faulty appliance can undoubtedly cost you money through poor efficiency, however far more importantly it can cost lives. All appliances need to be checked regularly even when not in use as deterioration to many parts of the appliance can still occur.
There are many tell-tale signs that your appliance may need servicing. It may seem obvious but the first sign is that your appliance is simply not working properly, as soon as you notice this it is important to get it looked at by a professional right away. Other signs include the pilot light going out, a greater amount of condensation in the room, black stains around the appliance or noticing a lazy yellow flame rather than a solid blue flame. By getting your appliance looked at as soon as you notice any problem, you can potentially pay for a small fix rather than paying for a brand new boiler.
The first boiler service must be carried out 12 months after the new boiler has been installed. It should then be serviced every 12 months to ensure that the boiler is running efficiently and safely. As well as servicing, we also can provide an initial boiler installation service to replace your old or faulty boiler.
Firstly the engineer will carry out a visual check to ensure that the boiler and associated pipework is installed and positioned correctly. They will then check that your boiler is operating correctly and identify any potential issues. Finally, they will remove the boiler casing to review its components.
On average a one-off boiler service will cost between £60 and £120. If you have boiler breakdown cover, you will pay an annual charge. Local companies are usually cheaper than national companies when it comes to boiler servicing.
A boiler service usually takes around 30 minutes but the time can vary depending on the brand and model. When the service is completed, the engineer will provide you with a service report explaining what has been done.
It is recommended that a central heating service should be carried out every 12 months. The engineer will check to see if everything is working such as radiators heating correctly with no cold patches.
If you don’t service your boiler for more than 12 months, this may void your warranty. If your boiler breaks down, you will be unable to claim the money back for the repairs.
A landlord is responsible for taking out boiler cover. If they don’t have boiler cover, the repairs fall under their responsibility. They are accountable for repairs to the boiler, heating, pipes, gas appliances, sanitary fittings, ventilation, and wiring.
It is not a legal requirement for homeowners who do not rent out their property to have an annual boiler service. However, it is highly recommended. However, an annual service will keep the boiler’s warranty valid so it is advised.
